Mary K. Buckley


Mary's path into short-term rentals started the way many great Catskills stories do: with a deep love of old houses, good design, and the pull of the mountains. In 2020, after an extensive search, she found her match in a historic 1850s cabin in Margaretville, NY—drawn to its character, craftsmanship, and sense of place. What began as a personal investment quickly turned into a passion for hosting and creating meaningful stays for others.


Mary brings a sharp strategic lens and a natural storytelling instinct to Canopy Collective. She holds a Bachelor of Science in finance and marketing from Fordham University and a master's degree from Teachers College, Columbia University, and has built a career leading marketing and communications across corporate and higher-education sectors. Serving as Associate Dean for Strategic Communications in Princeton University's Office of Admission as well as modernizing a legacy brand as a marketing manager at Alfred A. Knopf has given her an unrivaled view of marketing and operations.


At Canopy Collective, Mary applies her analytical mindset, creative eye, and people-first approach to property stewardship and guest engagement. She loves introducing travelers to the Catskills and Hudson Valley and takes pride in creating homes that feel warm, intentional, and easy to live in—places where guests can slow down, settle in, and feel genuinely at home.

Zak Snyder


Zak Snyder is a seasoned hospitality operator and brand builder with over 20 years of experience leading high-performing food, beverage, and lodging teams across New York City and the United States. His background spans executive operational roles in Michelin-caliber restaurants such as Del Posto and Per Se, boutique hotels, and design-driven concepts, where he has built systems around service standards, guest experience, staffing, and financial discipline—always with a strong focus on brand integrity and long-term growth.


That foundation directly informs Zak's work at Canopy Collective, where he applies hotel-level hospitality, restaurant-grade attention to detail, and a deeply personal approach to guest experience in the short-term-rental space. By combining disciplined operations, thoughtful design, and high-touch service, he is driving Canopy Collective to outperform traditional property management models—driving stronger guest loyalty, higher revenues, and a brand that owners and travelers alike trust and value.
